Your permits go to Placer County

Granite Bay is unincorporated Placer County, so permits, fees and inspections run through the county's Building Services Division, under the 2025 state code plus local requirements. Roseville and Rocklin next door are their own cities with their own departments, which is a common source of confusion.

The lot itself is a real line item

Granite Bay's large parcels bring costs that smaller-lot communities simply do not have:

• Septic systems on some properties, which limit where you can add square footage and may need evaluating before an addition is approved.
• Well water on some parcels, which matters for any project adding fixtures.
• Mature oaks, protected in various circumstances, which frequently decide where a structure can actually go.
• Long driveways and distant build sites, which raise the cost of every yard of concrete and every delivery.

Where high-end work is actually won or lost

Custom millwork. Built-ins, paneled walls, coffered ceilings and custom cabinetry are made for one house and fit nothing else. Lead times of eight to sixteen weeks mean the shop drawings have to be right the first time.

Stone and tile. Book-matched slabs, waterfall edges and mitred corners need layout planning before demolition, not after. Slab selection often drives cabinetry dimensions rather than the other way round.

Integrated systems. Lighting control, audio, security, shades and climate zoning all have to be specified before rough electrical. Retrofitting them later means opening finished walls.

Appliances. Professional-grade equipment brings real constraints — ventilation, dedicated circuits, gas line sizing, and cabinetry dimensions that must match the manufacturer exactly.

The scheduling trap

On a high-end renovation the critical path runs through selections, not construction. A decision deferred by three weeks in design can move the finish date by three months. We push selections early for exactly that reason. It feels like pressure at the start; it is the difference between finishing in spring and finishing in autumn.
